Ideally located in a strong submarket with a chronic shortage of high-end office space, this 107,000 SF Newbury Park office building was fully leased to major health insurer Anthem-Blue Cross of California at the time of acquisition.  Ocean West advised on this purchase for a private buyer from overseas. At the time of purchase, the lease agreement had substantial built-in rent increases that allowed for a durable, stable, and increasing income stream for the owner for at least the next seven years at the time of the sale. The property was sold in February 2022.
