Ocean West acquired the portfolio in an off-market transaction after identifying an opportunity with a motivated seller and embedded upside due to years of non-institutional management. The portfolio features a mix of 1, 2, and 3 bedroom units with common area amenities including pools, spas, BBQ grills, and onsite laundry. The properties are well located in the heart of Orange County in close proximity to the beach and employment centers of Newport Beach and Irvine. Ocean West implemented capital improvements to the portfolio and increased income through proactive management. The portfolio was broken up and sold to individual buyers in 2012, maximizing the individual property values.
